A business loan broker is an intermediary who assesses a company’s financial position, works out which lenders and facilities genuinely fit it, structures and presents the application, and manages the process through to disbursement. A broker does not lend money and does not approve anything. Credit decisions belong to the financial institution, always.
What the work actually involves
- Assessment. Financials, business activities, ownership structure, existing facilities and what the funding is actually for.
- Mitigation. The things that turn into rejections get addressed before submission rather than explained afterwards.
- Structuring. Which facilities, in what combination, in what order.
- Positioning. The case goes to several suitable lenders in parallel rather than one at a time.
- Management. Rounds of banker questions, documentation, and the run to disbursement.
What a broker is not
- Not a lender. No broker funds your facility.
- Not an approver. Approval, quantum, tenure and pricing are the bank’s decision.
- Not a shortcut around credit criteria. A well-presented weak case is still a weak case.
- Not a form-filling service. If all that happens is your documents get forwarded, you are paying for postage.
Is loan broking licensed in Singapore?
Loan brokerage in Singapore does not itself require a specific broker licence. That is worth knowing, because it means the licence question cannot tell you who is competent. What can tell you is how a broker works: whether they assess before they submit, whether they explain why a particular lender suits your profile, and whether their fee is written down before you commit.

How brokers charge
Cornerstone works on a success basis: a one-time fee of 3% to 7% of the financing raised, with the exact percentage quoted after the case is assessed, and nothing payable upfront. The fee is explained in full here.
